Prestige Bannerghatta Road Clubhouse
The Prestige Bannerghatta Road clubhouse rises three levels above its basement, in a plan that leaves half the site free of buildings. Apart from the six residential towers, it is the only building in the cleared plan, so it will be the one building given over to shared use by a community of 1,219 homes.
That ratio is the thing to judge when the details arrive. A clubhouse serving 1,219 households has to work hard on a weekday evening and a Sunday morning alike, and its size, its programme and the way its facilities are spread across the basement, the ground floor and the two upper floors will matter to daily life as much as anything on a floor plan.
Prestige will set out the clubhouse facilities and landscape amenities at launch, together with the membership terms. Until then, treat any list of clubhouse facilities seen online as unconfirmed. When the plan is released, look for:
- The facilities on each level, and how the basement, ground and upper floors are used.
- The clubhouse area against the number of homes, the clearest measure of how crowded it will feel.
- Membership terms: whether membership is included in the price or charged as a separate line on the cost sheet (see the Prestige Bannerghatta Road price guide).
- Timing: whether the clubhouse is to be finished with the first towers or later in the build. The committed completion date will come with the K-RERA registration.
Green Belt and Open Ground at Prestige Bannerghatta Road
Green is the largest shared amenity at Prestige Bannerghatta Road. The cleared plan sets aside 30.6% of the site, about 4.15 acres, as a green belt on natural ground, and the buildings cover 49.8% of the plot, so about half the site stays free of buildings.
That open ground is the return on building tall. Stacking the homes in six towers of 26 to 27 upper floors, at about 90 homes per acre, is what lets so much of the site stay green. For residents, it means the ground between the towers stays open rather than built over, with the landscape plan to follow at launch.
The rest of the ground is working space. Internal roads take about a tenth of the site, a dedicated visitor parking area of about 965 sq m keeps a place for guests, and basement levels run under every tower, two under Towers 3 and 4. The plan also reserves a civic-amenity site of about 2,742 sq m (5% of the plot); it is set aside for civic use and is not a residents' facility.

Sustainable Living at Prestige Bannerghatta Road
Prestige Bannerghatta Road is planned to reuse a large share of its own water. An on-site sewage treatment plant of 885 kilolitres a day treats the community's wastewater, and recycled water meets about a third of the daily water need, 330 of 981 kilolitres. Fresh water comes from the Mantapa gram panchayat supply and borewells, backed by rainwater harvesting.
Reuse on this scale means the community draws 651 kilolitres of fresh water a day rather than 981, which eases the demand on its supply sources. It also puts a plant on site that has to be run well for decades, so ask at launch how the recycled water will be used across the site, who will operate the treatment plant, and how its running cost is built into the maintenance charge. Bannerghatta National Park near Prestige Bannerghatta Road
At Prestige Bannerghatta Road, the largest green space lies beyond the boundary: Bannerghatta National Park is about 0.2 km from the site. The Biological Park gate, the safari start point and the butterfly park all lie within about 4 km by road.
